Booking Terms


Introduction

Thank you for choosing to stay at Ullswater Way Cottages. We look forward to meeting you and hope you will enjoy your stay. By making this booking you have entered into a legally binding contract with us to which these terms and conditions apply.

Price

The price of the accommodation includes:

  • Electricity (except EV charging)
  • Hot water
  • Wifi
  • Bed linen
  • Towels
  • An initial supply of logs

An EV charge point is available.  Power taken is charged at cost.

Payment

A deposit of one third of the price is payable at the time of booking. This deposit is non-refundable unless we have to cancel your holiday for reasons beyond our control (see 5 Cancellation by us below). The balance is due 6 weeks before arrival, or on booking if less than 6 weeks, together with a returnable security deposit of £150 (Julie’s Cottage) or £100 (Beck House Barn).

Cancellation by you

Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it. Please note that your deposit is not refundable under any circumstances. For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

Cancellation by us

If your accommodation becomes unavailable for reasons beyond our control, and we have to cancel your holiday as a result, we will refund all monies paid by you for the holiday. Our liability will not extend beyond this refund.

For bookings made more than 6 weeks before arrival (see 3 Payment above), we may also cancel your holiday if the balance has not been paid by 4 weeks before arrival.  In such circumstances we will make reasonable attempts to contact you using contact details supplied at the time of booking prior to re-letting the property.

Arrival

Your accommodation will be normally available to you from about 4:00pm on the day of arrival, subject to completion of cleaning following the departure of previous guests. A map and directions are available on the website.

It would be useful to know your expected time of arrival.

Departure

Please leave the accommodation by 10:00am on the day of departure, unless otherwise agreed in advance.

Please leave the accommodation as you would wish to find it. Please wash up and put away all kitchen and dining ware or leave final items in the dishwasher on a wash cycle.

If you have made use of any service for which payment has not been made during your holiday the relevant amount is payable on departure.

Children

All ages are welcome, but under 18s must be accompanied by an adult. If both Julie’s Cottage and Beck House Barn are rented together there must be a responsible adult in each property.

Pets

Pets are not permitted. If pets are brought into the property we reserve the right to ask you to leave without a refund, and to make a charge for any additional cleaning required, among other things to ensure that the property is again suitable for future guests with pet allergies.

Smoking

Smoking is not permitted inside the building. If you smoke inside the building we reserve the right to ask you to leave without a refund, and to make a charge for any additional cleaning required.

Damages, Repairs & Security Deposit

You are liable for any breakages or damages which occur to the property or its contents during your stay.  We kindly ask that you report any damages or breakages as they occur. We do not normally charge for minor breakages.

In the event of significant damage or breakage, we reserve the right to charge for making good, repair or replacement. Our first recourse will be against the security deposit (see 3 Payment above), and we will send you an invoice for any excess.
Any unused security deposit will be returned to you within 7 days after departure. If we make any deductions we will tell you why.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless caused by a negligent act by ourselves or by someone for whom we are responsible.

Law

This contract shall be governed by and construed under English Law and any disputes arising between us shall be subject to the non exclusive jurisdiction of the English Courts.

Data

Any data collected during the course of this booking may be kept on computer, and is subject to our Privacy Policy.
